Information You Provide

When you register, use home search tools, request a guide, or contact us, you may submit personal details including your name, email address, and phone number. You can choose not to provide certain information, but doing so may limit your ability to use some features.

Information Collected Automatically

• Pages viewed, referring website, and approximate country (derived from IP, not stored)
• Browser type, operating system, and device identifiers
• Location data when enabled on mobile devices
• A first-party cookie used to count returning visitors (see Analytics & Third-Party Services below)

Information Sharing

We do not sell your personal information. We do not share or sell mobile phone numbers, SMS opt-in data, or text messaging originator consent with third parties or affiliates for marketing or promotional purposes. We may share information in the following circumstances:

• When you request to be connected with a real estate agent or professional
• With service providers and business partners who assist our operations
• When legally required, such as in response to a subpoena or government request
• In connection with a merger, acquisition, or transfer of assets

IDX Property Search

This website uses IDX (Internet Data Exchange) technology to display real estate listings. IDX listings are provided by the Black Hills Association of REALTORS Multiple Listing Service and other participating MLS providers. All listing data is deemed reliable but is not guaranteed. Information is provided for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing.

Cookies

We use a single first-party cookie to count returning visitors for analytics purposes (see the next section). We do not use third-party advertising cookies. You can block or clear cookies at any time through your browser settings.

Analytics & Third-Party Services

We use two analytics services to understand how visitors find and use this website. Neither is used to identify you personally, sell your data, or build a cross-site advertising profile.

Claw Analytics (first-party)

Claw Analytics is our own analytics system, hosted on infrastructure we operate. When you visit a page, we record the page path, the referring website (if any), your approximate country (derived from your IP, which is not stored), your device type, and your browser's user-agent string. We also set a first-party cookie named _claw_vid that stores a randomly-generated identifier so we can count unique visitors. The identifier is not linked to your name, email, or any contact details you submit through our forms. Requests from known bots and crawlers are discarded.

Ahrefs Web Analytics (third-party)

We use Ahrefs Web Analytics, operated by Ahrefs Pte. Ltd., to measure traffic and search performance. Ahrefs receives the URL of the page you visit, the referring URL, and basic browser and device information. Ahrefs states that it does not set cookies, does not store IP addresses, and does not use the data for advertising. Data processing by Ahrefs is governed by the Ahrefs Privacy Policy.

Your Choices

Both services honor the browser Do Not Track signal where supported. You can additionally block analytics by using browser privacy settings, a tracker-blocking extension, or by clearing the _claw_vid cookie from your browser at any time.

Sub-Processors

A sub-processor is a third party that processes your information on our behalf to help us operate this website. We use the following sub-processors:

• Cloudflare, Inc. (USA) — Hosts this website, delivers content through its global CDN, runs our database, and operates the Turnstile bot challenge that protects our forms from automated abuse.
• Ahrefs Pte. Ltd. (Singapore) — Provides Ahrefs Web Analytics. Receives page-view metadata only; no cookies, no IP storage. See the Analytics & Third-Party Services section above for details.
• HighLevel, Inc. (USA) — Operates the GoHighLevel CRM. Receives the contact information and details you submit through our forms (name, email, phone, property details, message) so we can follow up with you about your inquiry.

Each sub-processor is bound by its own contract with us limiting how your information may be used. They may not use your information for their own marketing or sell it.

Data Security

We maintain physical, technical, and administrative safeguards to protect your information. This site uses SSL encryption for data transmission. However, no data transmission over the internet can be guaranteed to be completely secure. You are responsible for maintaining the confidentiality of any account credentials and should notify us immediately of any unauthorized account access.

Your Choices & Opt-Out

• Opt out of promotional emails by clicking the unsubscribe link in any email
• Opt out of marketing texts by replying "STOP" or "UNSUBSCRIBE"
• Manage preferences through your account settings
• Request information about what data we have collected about you
• Request deletion of your personal data by contacting us directly

Children's Privacy

We do not knowingly collect information from anyone under 13 years of age. If we discover that we have inadvertently collected data from a child under 13, we will delete it promptly.

California Privacy Rights (CCPA)

California residents have the right to:

• Know what personal information has been collected about them
• Correct inaccurate personal information
• Delete personal information we have collected
• Opt out of the sale or sharing of personal information
